It has the highest median household income in the state at over $103,000, a low crime rate compared to the national average, over 30 miles of walking and biking trails, two beautiful lakes, excellent schools, and a small-town feel that's only 17 miles from everything Little Rock has to offer.

But here's the thing most buyers don't realize until they start looking: Maumelle has over 40 distinct neighborhoods, and they vary significantly in price, age, lot size, amenities, and overall feel. Choosing the right one isn't just about what you can afford — it's about matching your lifestyle, your family's needs, and your long-term goals to the neighborhood that fits best.

The Country Club of Arkansas area in west Maumelle is one of the most popular neighborhoods in the entire city — and for good reason. The homes are situated on nice, level lots surrounding the semi-private Country Club of Arkansas golf course. You don't have to be a golfer to live here, but the manicured greens, open space, and overall aesthetic make it a beautiful place to raise a family.

Homes in the Country Club of Arkansas subdivisions typically range from $275,000 to $400,000, with square footage ranging from 1,800 to 3,000 square feet. You'll find a mix of traditional brick homes and newer construction, many with three to four bedrooms, open-concept layouts, and two-car garages.

The area is close to Maumelle High School, Maumelle Middle School, and the Maumelle Diamond Center softball complex. For families with school-age kids, the convenience factor is hard to beat. There's also newer construction in this corridor, including The Reserve at Country Club, which features brand-new homes with modern floor plans and smart home technology.

What I tell my buyers: If you want the combination of a family-friendly neighborhood, proximity to schools and sports complexes, and a community feel with resort-like surroundings, the Country Club of Arkansas area checks every box.

For Buyers Who Want Character and Established Neighborhoods: Club Manor and Edgewater

If mature trees, wide streets, and larger traditional homes appeal to you, Club Manor and the Edgewater/Waterside area offer a classic Maumelle feel that the newer subdivisions simply can't replicate.

Club Manor sits adjacent to the private Maumelle Country Club and features some of the most stately homes in the city. These are larger, traditional brick homes — many with four or more bedrooms — on generous lots with established landscaping. Prices in Club Manor generally range from $325,000 to $475,000 depending on size, condition, and lot. This is a neighborhood for buyers who value craftsmanship, space, and a quieter, more established setting.

The Edgewater and Waterside neighborhoods are located in the central-east part of Maumelle, close to Lake Willastein and the city's trail network. These neighborhoods offer a mix of home styles from the 1980s through the 2000s, with prices typically ranging from $250,000 to $375,000. The proximity to the lake trails and the community center makes this area especially attractive for active families and outdoor enthusiasts.

If your budget is higher and you're looking for something truly special, the Osage neighborhood and Majestic Point offer some of the most stunning views in all of Central Arkansas.

These are larger, custom-built homes on premium lots — many with four to five bedrooms, formal dining rooms, and resort-style outdoor living spaces. Prices in Osage typically start in the $400,000s and can exceed $600,000 for the most desirable lots.

Majestic Point is one of Maumelle's most sought-after gated communities, offering panoramic views of the Arkansas River and Pinnacle Mountain. The sunsets from Majestic Point are genuinely some of the most impressive in the state. Lots in Majestic Point are large — often an acre or more — and many buyers purchase lots to build custom homes. Prices for existing homes and buildable lots vary significantly, but expect the $500,000-plus range for finished homes.

What I tell my buyers: If views and privacy matter to you, Osage and Majestic Point are in a class of their own. There's nothing else like them in Maumelle — or frankly in most of Central Arkansas.

For Downsizers and Empty Nesters: The Villas at Audubon

Not everyone is looking for more space. If you're downsizing, retiring, or simply want a low-maintenance lifestyle in a great location, The Villas at Audubon in central Maumelle deserves a look.

These are newer-construction condominiums located near Lake Willastein and the city park — one of the best walkable locations in all of Maumelle. Units feature approximately 1,450 square feet of living space with hardwood floors, granite countertops, and attached garages. The maintenance-free lifestyle means no mowing, no exterior upkeep, and more time to enjoy the trails, the lake, and the community events that make Maumelle special.

What I tell my buyers: If you love Maumelle but you're tired of maintaining a big house and yard, the Villas at Audubon let you stay in the community you love with none of the upkeep.

For Buyers Who Want New Construction: Maumelle Valley and The Reserve

If your heart is set on a brand-new home where everything is under warranty and you can choose your finishes, west Maumelle is where the action is.

Maumelle Valley, located in the western part of the city, has been one of the most active areas for new home construction. Builders are developing homes ranging from the mid-$200,000s to the upper $300,000s, with modern floor plans, energy-efficient features, and contemporary finishes.

The Reserve at Country Club is another newer community just off I-40 and Country Club Parkway, featuring homes with smart home technology, community amenities including lake access and hiking trails, and proximity to schools and shopping. These homes offer open-concept designs, covered patios, and two-car garages.

What I tell my buyers: New construction is exciting, but it also requires careful attention to contracts, builder timelines, and warranty details. Having a buyer's agent who understands new construction contracts is critical — the builder's sales representative works for the builder, not for you.

What About Schools?

Maumelle is served by the Pulaski County Special School District, and the city has several highly regarded schools. Pine Forest Elementary, Maumelle Middle School, and Maumelle High School serve most of the city's residential areas. Maumelle High School is a relatively new facility that offers advanced placement courses, strong athletics, and a variety of extracurricular programs.

Academics Plus Charter School is another option for families seeking a charter school environment within Maumelle.
