Picking a listing agent is the single most important decision you'll make before your home ever hits the market. The right one prices it correctly, markets it to the right buyers, and negotiates hard on your behalf. The wrong one lists it too high, lets it sit, and then asks you for a price cut three weeks later.
Here in Central Arkansas — Maumelle, west Little Rock, North Little Rock, Sherwood, Bryant, and Benton — the market has shifted. Well-priced, well-marketed homes still sell quickly. But buyers have more options and more negotiating power than they've had in years. That means agent skill is back to being a real differentiator. Here's how to choose well.
Before you get into strategy, confirm you're dealing with a licensed professional in good standing. This takes ten minutes and it's non-negotiable.
A real, working agent will happily show you proof of their license and recent local sales. Hesitation there is a red flag.
Most sellers interview agents and ask almost nothing. Then they pick whoever felt friendliest or promised the highest price. Both are mistakes. Here are the questions that reveal who can actually sell your home.
"How would you price my home, and what are you basing it on?"
You want a thoughtful number backed by a comparative market analysis — recent sales of similar homes near you — not a figure designed to win your listing. The highest suggested price is often a trap. An overpriced home sits, gets stale, and eventually sells for less than a correctly priced one would have. Ask to see the comps. If you're not sure how to read them, that's exactly the kind of thing a good agent walks you through. (It's also why your Zestimate can be thousands off — an algorithm doesn't know your kitchen was just redone.)
"What's your marketing plan for my specific home?"
Listing on the MLS is the bare minimum. Ask what else they do: professional photography, video or 3D tours, social media, paid digital ads, and how they'll get your home in front of buyer agents. Since the 2024 NAR settlement changed how buyer-agent compensation is handled, a good listing agent should also explain how they'll position your home to attract buyers and their agents.
"What's your average sale-to-list price and days on market for homes like mine?"
This is the accountability question. An agent who consistently sells at or near list price, in a reasonable number of days, has a pricing and marketing process that works. Ask how recent those sales were and how close to your neighborhood and price range.
"Will I work with you or your team?"
Some agents run teams and hand off showings, calls, and negotiations to assistants. That's not automatically bad — but you should know who's actually handling your sale, and who's negotiating when an offer comes in.
"How is your commission structured, and what does it include?"
