There are commissions, closing costs, title fees, taxes, and potentially a mortgage payoff that all come out before you see a penny.
The good news? When you work with an agent who understands these numbers inside and out, there are no surprises on closing day. That’s a gap of $35,000 to $55,000 in costs — and every dollar of it is something I help my sellers plan for in advance.
What Costs Come Out of My Sale Price?
Here’s a realistic breakdown of what sellers in Little Rock, Maumelle, North Little Rock, Sherwood, Benton, Bryant, and Cabot should expect to pay when they sell:

Let’s say you’re selling a home in Maumelle for $300,000 and you still owe $180,000 on your mortgage. Here’s approximately what your net proceeds might look like:
That $91,000 is what this seller would actually deposit into their bank account after closing. Without a net proceeds sheet, many sellers assume they’re walking away with $120,000 and are shocked when the real number is $30,000 less. I never let that happen to my clients.
How Do Property Taxes Affect My Net Proceeds in Central Arkansas?
Property taxes are prorated at closing, meaning you pay your share from January 1 through your closing date. The rate varies significantly depending on where you live. Pulaski County, which covers Little Rock, Maumelle, North Little Rock, and Sherwood, has a property tax rate of about 0.81% of assessed value. Saline County, covering Benton and Bryant, tends to run lower, as does Lonoke County near Cabot.
If you close in June, you’ll owe roughly half a year’s taxes at closing. If you close in November, you’ll owe almost a full year. I factor this into every net proceeds calculation so you know exactly where you stand.
